Sierra Mar Residence

The project consists of a new single family 3 story residence with a swimming pool supported by an elevated concrete slab system on a 2nd floor deck. The residential construction for the upper story is assumed to be of conventional wood frame construction as well as a large amount of steel construction for lateral and vertical support. The lower levels of the residence will have concrete slabs, beams and columns as well as concrete walls along the retained hillside and have a foundation system consisting of grade beams and piles. Due to the difference in period of these levels with the upper wood level, we will be analyzing these as two separate structures.
