The project consists of a new three story single family residence over basement, pool, and remodel of the existing 2-story garage/guest suite. Residential construction is assumed to be a mix of steel, concrete, and wood frame construction depending on the structural demands. The third floor is approximately 2,000 square feet and includes master patio with planters. The second floor is approximately 2,300 square feet and includes 4 bedrooms. The ground floor is approximately 2,000 square feet and includes living room, dining room and kitchen. The basement is approximately 2,500 square feet and is up to 15’ below grade. Foundations will be based on the geotechnical recommendations.
