The project consists of anew single family 2 story residence with an additional basement level located on Parcel A. The residence comprises 6,400 sq. ft. of occupiable space and garage. The residential construction is assumed to be of conventional wood frame construction as well as a large amount of steel construction for lateral and vertical support. The Basement level will have CMU or concrete walls along the retained hillside and will have a foundation system consisting of conventional continuous and spread footings.
